Who may use this

Clients of Proper Management LLC whom we have invited and who have signed the Ohio consumer guide to agency relationships and a buyer representation agreement with us. Accounts are personal to the client. Please do not share your sign-in.

The numbers are estimates

Everything this platform calculates is an estimate. Rent is drawn from comparable leases, repair costs from cost bands, taxes from the taxing district’s rate, and value after repair from neighbourhood sales. Each figure shows where it came from, and you can change any of them.

They are not an appraisal, an inspection, a guarantee of rent or return, or investment advice. Verify anything you intend to rely on — including by inspecting the property and having your own professionals review it. Real estate investment can lose money.

Listing information comes from Dayton REALTORS and is believed reliable but is not guaranteed accurate by us or by them. Properties come off the market without notice.

Offers

An offer you prepare and sign here is a real, binding contract when accepted. Nothing you prepare is sent anywhere automatically: a licensed broker reviews every offer before it goes to a listing agent, and may ask you to change it or decline to send it.

Signing electronically has the same effect as signing on paper under Ohio and federal law. Read what you sign.

Agency

Your relationship with us is governed by the representation agreement you signed, not by this page. Where they differ, that agreement controls.
